Eastern Land Management’s new campus represents the redevelopment of a previously underutilized industrial site into a functional, well-planned operations facility.  The campus serves as a hub for the company’s winter operations and supports a zero-emission, all-electric fleet, with site infrastructure and layout designed to accommodate evolving vehicle technologies and operational needs.  Located on approximately 6 acres within an established industrial park, the project required significant site engineering to address challenging topography, including over 50 feet of elevation change, while integrating existing retaining walls, drainage infrastructure, and prior site improvements into a cohesive development plan.

Solli worked closely with the project team to advance the site through updated approvals and transform the property into a fully operational campus. The design includes two industrial buildings totaling approximately 38,900 SF, along with supporting yard areas, access drives, loading areas, parking, and outdoor storage. Extensive grading and earthwork were central to the design, enabling efficient connections throughout the site and establishing a layout that supports safe vehicle movement and long-term operational performance.

A key component of the project involved implementing infrastructure that supports both operational needs and responsible site management. Solli designed stormwater and drainage systems to manage runoff effectively and protect adjacent natural areas, while also developing a subsurface wastewater disposal system suited to site soil conditions. These systems were integrated with site grading and utility layouts to create a coordinated, efficient solution. The completed project -- consistent with Eastern Land Management’s green mission --balances functional industrial use with thoughtful environmental considerations, resulting in a stable, compliant, and well-integrated site that supports long-term operations within the surrounding industrial corridor.
