Solli served as Prime Consultant for the award-winning redevelopment, transforming a long-vacant property into a vibrant, mixed-use retail destination designed to serve the needs of a modern consumer base. The project blends multiple complementary uses within a cohesive footprint, including a 16-position fueling station, eight covered electric vehicle charging stations, an 8,400-square-foot convenience store and quick-service restaurant with drive-thru, and a 3,400-square-foot automated car wash. Together, these elements create a dynamic, high-functioning retail environment that maximizes site efficiency while offering a diverse range of services in a single, accessible location.

The development was carefully planned to deliver a seamless customer experience, integrating retail, food service, and mobility-based uses into a unified layout. Thoughtful site design ensures efficient vehicular circulation, safe pedestrian access, and intuitive wayfinding between the various components, enabling customers to easily navigate between fueling, charging, dining, and convenience retail. The inclusion of indoor and outdoor seating areas, coupled with modern amenities such as Wi-Fi, enhances dwell time and reinforces the site’s role as more than a traditional stop—positioning it instead as a community-oriented retail hub.

Through a multidisciplinary design approach, the Solli team successfully balanced operational performance, regulatory requirements, and user experience to deliver a flexible and resilient mixed-use development. The result is a contemporary retail destination that not only revitalizes an underutilized site, but also sets a new standard for integrated commercial design.
