All Star Transportation

This multi-phase industrial development is located within an existing industrial park.  Designed to support regional school transportation operations, this project transforms a 12.6-acreundeveloped site into a modern bus storage and dispatch facility with supporting infrastructure and future expansion capabilities.

The development includes a dedicated school bus parking facility and dispatch offices, constructed in phases to accommodate operational growth. Phase I features a bus parking area and a 2,000 SF office, while Phase II expands the campus with an additional 4,000 SF office building and parking area. The site layout was engineered to provide safe and efficient bus circulation, with controlled access from Enterprise Drive and dedicated internal traffic flow patterns.

The site presented unique environmental challenges, including an on-site fueling station with underground storage tanks located within a public water supply watershed. The Solli team implemented protective design measures to safeguard water quality and address the proximity of vernal pools and the potential impact on migratory amphibian species.  Design incorporates enhanced stormwater management measures, including expansion of an existing detention basin and the addition of water quality treatment systems. Careful site grading was also implemented to protect surrounding natural resources and maintain long-term site performance.

Extensive landscape and buffer plantings were introduced to reinforce environmental protection goals, improve water quality, and provide screening for adjacent properties. The result is a well-integrated transportation facility that balances operational efficiency with environmental stewardship and long-term site sustainability.
