
Mondial Automotive is a specialized industrial and distribution facility located within an existing industrial park. The project supports Mondial’s operations as a supplier and remanufacturer of automotive components, including fuel system parts, filtration products, and diesel particulate filter (DPF) cleaning services for a wide range of vehicle types and industrial applications.
The development transformed a previously undeveloped 3.0-acre site into afunctional industrial campus anchored by a 14,500 SF building, which includes warehouse, manufacturing, and office space. The facility was designed with flexibility in mind, incorporating a potential future expansion of approximately 2,800 SF to accommodate business growth.
Site planning prioritized efficient operations and safe circulation for both passenger vehicles and delivery trucks. A horseshoe-style driveway configuration allows for streamlined, one-way traffic flow and improved access for large delivery vehicles, supported by dedicated loading areas and trailer accommodations.
Given the site’s environmental context, which includes adjacent wetlands and regulated buffer areas, the design integrates sustainable drainage and landscape solutions. Stormwater management features, including detention basins and water quality systems, were implemented to mitigate increased runoff and protect surrounding natural resources. Additionally, the project includes on-site septic and utility infrastructure designed to support both current and future facility demands.
Overall, the Mondial Automotive project demonstrates a balanced approach to industrial development, combining operational efficiency, environmental sensitivity, and long-term adaptability within an active business park setting. The completed facility provides Mondial with an efficient, purpose-built environment that supports its specialized operations while allowing for future expansion and continued growth.
