This expansion represents a strategic upgrade to an established corporate and distribution campus, enhancing both operational capacity and site performance within the constraints of an active industrial environment. The multi-phase program added approximately 39,000 SF of warehouse and office space, along with expanded parking and supporting infrastructure, strengthening the site’s role as a key logistics hub for a nationally recognized educational products company.

Solli provided comprehensive civil/site design services to advance the phased redevelopment while maintaining uninterrupted operations. A central challenge of the project was integrating new construction within an actively utilized facility, requiring careful coordination of phasing, circulation, and infrastructure upgrades. This was addressed through a sequenced construction approach that maintained access for employees, deliveries, and distribution operations throughout all phases of development. The final layout improves internal circulation and expands parking capacity to over 340 spaces, supporting both workforce growth and increased shipping demands.

The project also required the implementation of advanced stormwater management solutions within a constrained, previously developed footprint. Solli’s design incorporated a combination of surface detention and subsurface systems to effectively manage runoff from expanded impervious areas while maintaining compliance with regulatory requirements. These systems were strategically phased with construction to ensure continuous functionality of the site’s drainage infrastructure. Additional coordination with the Connecticut Department of Transportation supported safe and efficient access to the campus, reinforcing its long-term operational reliability.

The completed project demonstrates a refined balance between operationalcontinuity, infrastructure performance, and site optimization—delivering amodernized, high-functioning campus within the limits of an active industrialsetting.
