
Carrubba Incorporated has been a valued client since the early 2010s, with a long-standing partnership focused on supporting the company’s continued growth within Monroe’s Pepper Street Business Park. The collaboration began with the development of its flagship headquarters and manufacturing facility at 500 Pepper Street, completed in 2015. This project transformed a previously undeveloped 7.16 acre site into a modern, 48,000+ SF industrial campus supporting office, research and development, manufacturing, and warehouse functions. As a global leader in custom fragrances and botanical extracts, Carrubba required a facility that could accommodate advanced production processes while aligning with its sustainability-driven mission and operational efficiency goals.
Solli provided comprehensive site and civil engineering services for the 500 Pepper Street development, including detailed site design, septic system engineering, stormwater management, traffic circulation planning, and construction administration. The project incorporated innovative stormwater strategies such as underground detention systems, hydrodynamic separators, and water quality treatment measures to mitigate runoff and protect adjacent wetlands within the West Pequonnock watershed. Traffic engineering analyses confirmed that the facility’s operations would integrate seamlessly with the surrounding roadway network, while thoughtful site circulation design accommodated delivery vehicles and employee access. Landscape architecture played a key role in buffering the industrial use, restoring wetlands, and enhancing the visual character of the business park.
As Carrubba expanded its operations and global reach—now distributing products to over 40 countries across six continents—the need for additional space led to the next phase of development at 571 and 587 Pepper Street. This new project, currently beginning construction, consists of a two-story office building and attached warehouse totaling approximately 31,000SF. Located on a 4.78 acre site near Tollgate Plaza, the development required careful coordination of site planning, permitting, and environmental compliance. Solli again led the effort, preparing detailed site design plans, stormwater management systems, septic design, and lighting and landscape plans to meet local and state regulatory requirements.
The design approach for the 571 & 587 Pepper Street expansion reflects a continued commitment to sustainable and context-sensitive development. Native landscape plantings—comprising a diverse palette of species—provide natural screening and ecological value, while underground detention and water quality systems ensure no net increase in stormwater impacts to adjacent wetlands. Traffic and access improvements, including controlled driveway configurations and optimized sight lines, enhance safety and operational efficiency. Together, the original 500 Pepper Street facility and the new expansion demonstrate a cohesive, forward-thinking campus that supports Carrubba’s innovation, reinforces its commitment to environmental stewardship, and contributes to the ongoing growth of Monroe’s industrial corridor.
