This proposal represents a thoughtfully planned addition to the US Route 1 corridor, balancing economic growth with environmental stewardship and the community’s established character. Located along one of the region’s primary commercial routes, it transforms an underutilized property into a well-organized, accessible, and visually cohesive multi-tenant environment that enhances both function and appearance along Portland Road.

Planned as a single phase, the project includes nine pad sites with a potential mix of uses such as a national coffee retailer, casual dining, and complementary retail, totaling approximately 30,000 SF. This mix is designed to serve both local residents and the traveling public, reinforcing the corridor’s role as a vibrant commercial destination.

The site presents a range of engineering and permitting challenges, including constrained frontage, complex traffic circulation, and the need to protect nearby natural resources. A comprehensive plan optimizes building placement, parking, and internal circulation while maintaining safe and efficient access to US Route 1. The layout improves vehicular flow, enhances usability, and supports long-term commercial viability.

Particular emphasis has been placed on stormwater management and environmental performance. The plan incorporates modern best management practices to control runoff, improve water quality, and meet Maine Department of Environmental Protection (MDEP) standards. Grading and drainage have been carefully engineered to work with existing conditions, minimizing impacts on adjacent properties and protecting sensitive areas.

The result is a well-integrated, context-sensitive commercial destination that supports long-term economic vitality while respecting the character, infrastructure, and natural environment of the Kennebunk community.
