This storage facility represents the redevelopment of a vacant, previously disturbed parcel along U.S. Route 1 (Boston Post Road) into a modern, four-story,602-unit self-storage building totaling approximately 95,000 SF. Situated on a compact 1.48-acre site within a dense commercial corridor connecting West Haven to Milford and New Haven, the project reflects a strategic urban infill development that maximizes the productive use of an underutilized property.

Fronting directly on Route 1—a high-volume, state-controlled roadway—the project’s success hinged on designing a safe and efficient access point for customers while maintaining traffic flow along the corridor. The introduction of a full-movement driveway required detailed coordination and approval through the Connecticut Department of Transportation (CTDOT) Encroachment Permit process, ensuring appropriate sightlines, turning movements, and compatibility with existing roadway conditions.

The site also presented important coastal and resiliency considerations. Located within Connecticut’s coastal boundary and partially within the FEMA Flood Zone AE, the property required careful design to address flood risk and downstream water quality. Stormwater improvements—including subsurface infiltration systems and a hydrodynamic separator—were incorporated to reduce runoff rates and improve water quality prior to discharge toward the West River. Through a comprehensive Coastal Site Plan Review under the Connecticut Coastal Management Act (CCMA), the development was demonstrated to be consistent with state coastal policies while improving an underutilized site.

Solli provided the engineering and permitting expertise necessary to navigate the selayered constraints, delivering a coordinated solution that integrates site design, transportation access, and coastal compliance within a compact urban footprint.
